It is also reassuring to know that a buyer has good financing due to the many complications that may arise in a transaction.

Finding a Home.

Once you are satisfied with your loan, then comes the search for a home. Buyers should have knowledge of the present market situation, this will help when making offers on a properties. Many times buyers will make a low offer on a house that they fall in love with and end up losing the property to another buyer who placed a stronger offer, whether in price or terms of offer.

Most important is location and price. As a buyer you must be a smart buyer that can see past the decorations and clutter. Many times buyers are easily taken by the cleanliness and organization of homes, yet as a buyer you must keep in mind that the most important aspects of a good home are the heating systems, plumbing, roof and electrical.

Placing an Offer.

Once you have found your dream house, you’ll be placing an offer. When offer is accepted, you schedule your home inspection. It is vital to conduct a home inspection, there might be serious issues that may be structural that can only be found by an inspector such as termites, or leaking roof, plumbing needing updating, water in basement, and many more. If the house has structural issues that need repair, these are items that can be negotiated if not already warned by the listing agent, listing sheet, or Seller’s statement.

Having an Attorney.

It is to your best interest to have an attorney review all contracts. Now make sure that when selecting an attorney that he/she is a Real Estate Attorney. There have been too many cases where the Attorney is specialized in a different field and simple can’t give good service to the client.

The Closing.

A closing usually takes place 30-90 days after a Purchase and Sale has been fully executed by both Seller and Buyer. Before the closing the buyer has a right to conduct a final walk-thru on the property. The closing attorney administers the closing for final review and signing of papers.
